In part one of this two-part blog series, we went over some of the basics on summer asphalt maintenance for your property. While summer generally includes fewer moisture risks than the winter period, there are still several important areas to keep in mind while ensuring your asphalt surfaces function properly and safely – while maintaining a strong aesthetic – this season.

Today’s part two of our series will dig into a few additional summer asphalt maintenance themes to keep in mind.
If your asphalt has not been previously sealed, the summer – and particularly this late summer period we’re entering right now – is often the ideal time to do so. Asphalt coating and sealing is vital for protecting the surface and preserving it over time, limiting the impact of heat, oxidation and, often most importantly, water damage.
Such water damage may be a limited risk during the hot summer, but this changes in a hurry once we get to fall. Not only do moisture risks increase at this point, so too do other elements that may damage asphalt surfaces. Now, sealing is not the only method available to you in terms of protecting your surface from moisture risks. There are also several other themes to consider here, including a few that are relevant during asphalt paving and installation.
For one, sloping is a major variable to keep in mind. If your asphalt surface is too flat, it will allow water to pool up on top of it, leading to seepage issues that damage the foundation of the asphalt. This increases the risk of cracks, vehicle hydroplaning, potholes and a negative aesthetic on the asphalt surface. Another significant summer factor for your asphalt surface is the kind of weight it’s exposed to on a regular basis. The sun makes heavy weight particularly damaging in some cases, so it’s important to have weight properly distributed – avoid heavy items staying on the surface for too long, especially if performing any kind of construction or landscaping in the area.
