Everything You Need to Know About Asphalt Sealing

About Asphalt Sealing

Asphalt sealing is an important step in protecting and maintaining your driveway. Unfortunately, we’ve learned that few people actually know what it means.

We get a lot of questions asking us what asphalt sealing is, how much it costs, why it’s important and much more. We want you to know everything you can about this process so that you can have best options in front of you.

That’s why we’ve created this guide. Below are the most frequently asked questions about sealing and why you need to schedule it for your pavement.

What Is Asphalt Sealing?

Before we can explain the details of sealing, it’s important to understand what it is.

When you pave your driveway with asphalt, you are using a mixture of tar and gravel. For the most part, the asphalt is smooth and even. However, without sealing, it’s still slightly porous.

This creates a weak point where water can get in and crack the pavement. Over time, the water and oils begin to damage the asphalt through flaws and deterioration.

Adding a sealing coat prevents this from happening. It adds a smooth top layer that protects the foundation from rain, snow, ice, sunlight and oil.

It’s usually made out of thicker material than the asphalt and can be used as a broad cover layer or as a crack filler.

What Are the Benefits of Asphalt Sealing?

Adding a sealed coat prevents the asphalt from crumbling as fast. Certain coats come in different colors, so a coating can also add style. That means that while asphalt is traditionally black, that doesn’t have to be the case for your driveway or parking lot.

Instead, you can coat it white, green, red, tan or gray. Each color has its own unique advantages. For example, coloring your asphalt white reduces the surface temperature.

This is a great option for metro areas and driveways where kids will play during the summer.

How Much Does it Cost to Seal a Driveway?

Unfortunately, there isn’t a direct, easy answer for this question. There are a lot of factors that go into the price of sealer. First is the quality of materials. Second is the color. Third is the total area.

These and other factors go into determining the cost. The benefit to variable prices means that you can talk with your contractor and find the best option that works with your budget.
